In the city where I lived in 30 years ago a bank was bought out by another bank and then three months later the branch was shut down. The bank had been a three story all white marble classical style bank building constructed in 1903 and was complete with an ornate portico and Greek columns. The main lobby had 16 foot ceilings and the two upper floors boasted 12 foot ceilings. The interior was complete with a domed rotunda and grand stair case as well as Victorian style elevators. There was a roof top view offering a commanding view of the downtown area and there was 20,000 square feet of parking behind the building and a storage shed the size of a two car garage. The building sat vacant for 17 years while the asking price steadily dropped over the years. Then one resourceful and creative couple looked into zoning and found out that just because something was commercially zoned did not mean you couldn’t build a residence there. So they 13 years ago they bought the 15,000 square foot building for a whopping $200,000, a quarter of the original asking price. Since they had just sold their 1200 square foot suburban ranch house for $350,000 at 100% equity they had more than enough cash to buy the old building. Then all they needed to do was install a kitchen and turn upstairs offices into bedrooms and do a few minor renovations and they had a super luxury mansion in the heart of the downtown neighborhood with tons of hard to find parking, a rooftop deck, installed a swimming pool, patio and a beautiful garden with fountains and outdoor dining area and made the place their home. Last I heard was 6 years ago they turned down an offer of $5,000,000 for their little slice of urban heaven. The best part was that due to the fact that they turned commercial space into residential space and “restored a derelict building and were first time home owners in the city, they got a huge tax break for five years AND the town appraised residential properties based solely on square footage of the home and square footage of the yard NOT on how luxurious that home is. And residential homes were assessed at a much lower rate than commercial buildings.

Here’s a horror story for home owners and architecture students:
I used to live in a forest area, near a small preschool. Someone built a lovely modern home nearby with the preschool on one side, and the large private forest on the other side. One night we snuck into the house while it was still being built and found the terrible mistake the owners wouldn’t see until they moved in. On the one side of the house all the windows were small and high up, with privacy in mind, on the other side was all full length windows, presumably to see the forest.
The only problem was that everything was on the wrong side, so all the small windows were facing the forest, and all the full length windows were facing the street or preschool! The worst part was they decided to add a full length window to the shower, which looked out onto the preschool playground. The windows and walls had to be totally rebuilt before someone finally moved in.
Long story short, it was a great design that didn’t properly consider the location, or someone accidently reversed the building instructions haha.
